Staylar – Villa Management in Thailand

Staylar is a fully integrated hospitality and property management brand developed by Heima, specializing in premium villa operations in Thailand’s high-demand destinations of Phuket and Koh Samui.

The project was conceived to provide a streamlined, end-to-end solution for villa owners and travelers, combining operational excellence with exceptional guest experiences.

Heima was tasked with the complete conceptualization and launch of Staylar, starting with the creation of the brand and extending to the full establishment of its operational and commercial frameworks. The scope of the project included:

  • Brand Development: Creating a comprehensive brand identity, including naming, visual assets, brand positioning, and a tailored guest experience promise to align with the luxury and leisure market in Thailand

  • Operational Structure: Designing and implementing operational procedures (SOPs) across all aspects of property management, including housekeeping, maintenance, guest services, and owner relations

  • Team Building: Establishing local teams in Phuket and Koh Samui, led by experienced General Managers, with central oversight and support from the European-based headquarters

  • Technology Integration: Selecting and deploying the Property Management System (Guesty) to streamline operations, integrate booking channels, and centralize data reporting

  • Commercial Strategy: Developing and executing a robust commercial strategy involving distribution through Online Travel Agencies (OTAs), direct booking platforms, dynamic pricing models, and content creation for digital presence

  • Guest Experience Design: Curating a seamless guest journey from booking to post-stay, enhancing the customer experience with personalized services and local insights

  • Reopening & Brand Launch: Overseeing the launch of operations in key villas with a full rebrand, redefining service offerings, and implementing marketing campaigns to attract high-value guests

Project Status
Staylar is successfully managing multiple properties in Phuket and Koh Samui, with plans to expand its portfolio in 2025. The business model is designed for scalability, catering to both independent villa owners and developers with larger hospitality investments.
